A clearer look at your options

Could your equity give you more breathing room?

Before you change your mortgage, look at the whole picture. Compare an equity line, one new mortgage, and keeping things just as they are.

Your comparison

Total housing + debt payments, not just the new loan.

The goal is a better plan. Not just another loan.

A lower monthly payment is one piece of the decision. The cost and repayment plan matter, too.

Match the example to the actual loan.

This calculator models an illustrative HELOC, not a specific Rate product. The amount borrowed at opening, fees, rate and payment schedule may differ. Review the actual offer before using these numbers to make a decision.

Four things to check before you borrow
  1. Your current mortgage. A HELOC can sit alongside it. A cash out refinance replaces it.
  2. Your payment. Is the rate fixed or variable? When do payments start reducing the balance? Could the required payment rise?
  3. Your cash and fees. How much must you borrow at opening? What are the fees? How do later draws and early payoff work?
  4. Your backup plan. Can you manage the payments if costs rise? Could you reach your goal by paying debt down without a new loan?

Your home secures the borrowing. You could lose it if you cannot repay. A smaller monthly payment does not always mean a lower total cost.
