Compare uses of cash before applying it

Eric describes a buyer choosing between a larger down payment and paying a credit card balance. That choice needs a complete comparison. Paying a card can remove a required payment, while a smaller down payment can change the mortgage balance, pricing and mortgage insurance. Preserve closing funds and emergency cash as well. Ask the lender to model both choices using your actual terms instead of treating the video's payment estimates as universal.

Practice the budget before touring homes

The video recommends deciding on a comfortable monthly amount before becoming attached to a property. Include taxes, insurance, association dues, utilities and maintenance, alongside other household spending. Review subscriptions and recurring charges using actual statements. To test a higher housing budget, consider setting aside the difference between your current housing cost and the proposed total while continuing to pay existing bills. A trial budget can reveal pressure before you sign a contract.

Build the team and the decision rules

Complete the requested financing review, ask what remains conditional and choose professionals who explain their responsibilities. Before making an offer, discuss inspection, financing and appraisal conditions, deadlines and any cash needed if the appraisal is low. Then write down why this home and timing fit your life. An old appreciation average cannot establish what a particular house will be worth after closing. Waiting remains a valid outcome if the payment, reserves or plans do not fit.

Does a preapproval guarantee I can close within 90 days?

No. Ask what has been verified, what conditions remain and which deadlines depend on the property or other parties.

Should I use all my savings for the down payment?

First account for closing costs, moving, repairs and emergency cash. Compare how different down payments change the complete loan and household budget.

Sources and scope

Published June 5, 2025, the recording presents a 90-day goal, not a promised closing timeline. The property's availability, contract, financing conditions and required reviews determine whether that schedule is realistic.
