PLAN BOTH SIDES OF YOUR MOVE
Your next home starts with a plan for this one.
Bring your timing, questions and priorities into one conversation before you make commitments.
What should your equity do next?
Compare putting more down with paying off other debts. See your full monthly budget and cash left after the move.
Compare down payment and debt payoffCompare the ways to make your move.
Sell first, use cash, explore a bridge or equity line, and see what a recast changes after the sale.
Build my move planPut the timeline on the table
When would you like to move, and how much flexibility do you have?
Understand what needs to line up
Discuss the sale, the next purchase and the cash available at each point.
Compare the tradeoffs
Look at payment, reserves, timing and the uncertainty you are comfortable taking on.
FIRST TIME SELLING?
Start with the order of events.
You do not need to choose a loan before understanding the move. First decide what needs to happen before buying, during any overlap and after the sale. Your real estate team handles listing and contract questions; your lender reviews financing.
What cash is available now?
Separate money in your accounts from expected sale proceeds. Set a cash cushion you want to preserve.
What if selling takes longer?
Count both homes and any temporary borrowing. Consider selling first and include temporary housing costs.
What should happen to the proceeds?
Account for selling costs and loan payoffs first. Then compare cash to keep and any extra principal payment.
Before relying on a plan, confirm financing availability, actual payoff amounts, selling costs and contract terms with the people responsible. A calculator does not approve a loan or tell you to waive a contract protection.
LET’S PUT YOUR OPTIONS IN PERSPECTIVE
