A SIMPLE MENU OF OPTIONS

Start with what would help you most.

A seller credit is an amount the seller agrees to contribute toward eligible costs. A buydown is one way to use that credit. A price cut is a different way to negotiate.

“I need breathing room when I move.”

2-1 temporary buydown

A seller credit covers part of your payments for two years.

Keep in mindYour full payment starts in year three.

Compare the numbers

“I want a lower payment for longer.”

Permanent rate buydown

Use a seller credit to pay discount points for a lower fixed rate.

Keep in mindCompare the upfront cost with how long you expect to keep the loan.

Compare the numbers

“I want more cash left after closing.”

Closing cost credit

The seller helps pay eligible costs, so you bring less cash.

Keep in mindYour monthly mortgage payment stays the same.

Compare the numbers

“I want to pay less for the home.”

Price reduction

Negotiate a lower purchase price and a smaller loan.

Keep in mindThe monthly payment reduction may be smaller than temporary help.

Compare the numbers

Paying points is part of the permanent buydown option. One point costs 1% of the loan amount; the rate reduction varies. Seller credits cannot replace your required down payment.

COMPARE THE SAME NEGOTIATION AMOUNT

What could the same dollars do?

Try the example or enter three numbers. Compare a lower price with an equal seller credit, using a 30 year fixed loan. You do not need an accepted offer or an agreed credit.

Starting price is the asking price or offer you are considering, before a reduction. The comparison amount is a possible request, not money the seller has agreed to pay.

Adjust rates, closing costs and monthly home costs

Starting reference: MND 30 year fixed index, 7.57% as of October 2, 2026. This is a dated market reference, not an offer or personal quote. It does not update automatically. Check MND.

The permanent option starts with a hypothetical 7.07% rate and 2 points. MND does not quote discount points. A point does not buy a fixed rate reduction. Replace both inputs with matched lender pricing.

The $900 monthly home cost and $12,000 closing cost defaults are examples, not property estimates. Include mortgage insurance when required. These costs stay constant across options to isolate financing differences.

Seller credits, in plain English.

01

The seller helps with costs.

A seller credit is negotiated in your purchase contract. It can pay eligible closing costs or fund a permitted buydown. It is not a check to spend however you want.

02

A 2-1 buydown buys time.

Your payment is calculated using a rate 2 percentage points lower in year one and 1 point lower in year two. In year three, you pay the full note payment. Your actual loan rate does not fall. For a starting rate below 2%, this tool floors the illustrative payment rate at 0%; an actual plan requires review.

03

A lower price still matters.

A price cut reduces the purchase price and, in this example, the amount borrowed. A credit can create more early payment relief, but that does not make it the better choice for everyone.

Is a 1-0 buydown different from a 2-1?

Yes. A 1-0 plan funds one year of reduced payments, calculated at one percentage point below the note rate. Full payments begin in year two. It needs less funding than a 2-1 plan on the same loan.

Can I combine a credit with a price reduction?

Sometimes, if the seller agrees and the loan permits it. This tool compares separate uses so the differences are clear. Eric can review a combined offer with your agent.

What if I refinance during the temporary buydown?

Unused funds are handled under the buydown agreement and program rules. Do not assume they become cash in your pocket. A refinance requires new qualification and can add costs.

Will the seller agree?

That depends on the seller and the offer. A credit and an equal price cut are not identical after every commission, tax and closing cost. Your agent can help negotiate. Availability and eligibility require individual review.
