YOUR EQUITY. YOUR OPTIONS.

Cash out or a HELOC?
See the whole picture.

Compare keeping your mortgage, replacing it with a cash-out refinance or adding an equity line. Look at monthly obligations, fees, remaining debt and when it could be paid off.

Then explore what happens if you put an illustrated payment difference toward debt or investing. A lower payment alone does not mean a lower total cost.

Compare cash out vs. HELOC

Explore my HELOC options with RateOpens Rate’s HELOC page to review current terms and application steps. Availability depends on your situation and property state.

MAKE THE EVERYDAY EASIER

Feel clear about your payment.

A good starting point is the statement you already have. Keep your account details in your servicer’s secure system.

Why did my payment go up?

Compare the old and new statements line by line. Have your latest escrow analysis nearby, and ask your servicer which charge changed and when it takes effect.

CFPB: why payments change ↗
Where do I make a payment or set up autopay?

Use the payment instructions on your current mortgage statement or your verified servicer portal. Ask the servicer to confirm the draft date, account and amount. This website cannot take a mortgage payment.

Who handles my payment? ↗
How do I make an extra principal payment?

Before sending extra money, ask your servicer how to label and apply it to principal. Then review the next statement to see how it was applied. Bring questions about your broader payoff plan to Eric.

My loan was transferred. What should I check?

Keep both transfer notices. Confirm your new servicer, payment instructions and autopay arrangements through a trusted contact. Do not assume an existing bank draft moved with your loan.

Get help finding my next step
What if I am having trouble making a payment?

Contact the servicer using the number on your statement and ask about assistance for your situation. Tell them about deadlines or notices you received. A new loan is not the only possible next step.

SEPARATE THE BILL FROM THE COLLECTION

Taxes and escrow, without the guesswork.

Keep the tax bill, insurance bill and escrow analysis together. They help you ask a much clearer question.

What does my escrow account pay?

Ask your servicer which bills are paid through escrow and which you pay directly. Match those answers with the payment history on your escrow analysis.

CFPB: escrow accounts ↗
Why do I have a shortage and a higher payment?

Ask your servicer to separate the amount needed for a past shortage from the amount being collected for future bills. Use the options and timing on your own analysis.

Try the escrow explanation tool
Should I pay my escrow shortage at once?

Ask for the available repayment options first. Compare their effect on your monthly payment and the cash you want to keep available. Do not assume a lump sum will return the payment to its old amount.

Build my payment question list
Who can help with my property tax bill?

Your local taxing or assessment office can explain the bill, assessments, exemptions and deadlines. Your servicer can confirm what it collected or paid from escrow. Check the rules for your property’s location.

DuPage County electronic tax bill registration ↗
Where do I get my mortgage tax document?

Look for tax documents in your servicer’s secure portal or ask the servicer which documents are available for your loan. A tax professional can explain how they apply to your return.

KNOW WHO TO ASK

Keep coverage and payment questions together.

An insurance professional handles coverage advice. Your servicer handles what is recorded and paid on the loan account.

My insurance renewal is higher. Where do I start?

Bring the old and new declarations pages to your insurance professional. Ask what changed in the premium, deductible and coverage. Ask your servicer how a premium change affects escrow.

Plan my next conversation
What should I ask before changing insurers?

Ask the insurance professional about coverage dates and any gap in protection. Ask your servicer where the new policy evidence should go and how any escrow payment or refund will be handled.

Contact the team for direction
Are homeowners insurance and mortgage insurance the same?

They serve different purposes. Start by identifying which charge appears on your statement, then bring coverage questions to the insurer and loan-related questions to your servicer.

CFPB: how mortgage insurance works ↗
Can I remove private mortgage insurance?

Ask your servicer about the rules for your specific loan and what documentation is needed. Avoid assuming that a change in an online home value estimate automatically removes the charge.

CFPB: requesting PMI removal ↗
I received a notice about missing insurance. What now?

Read the notice and contact your insurer and servicer using trusted numbers. Ask what proof is missing and how to submit it securely. Keep a record of the confirmation.

A HOME IS PART OF THE PLAN

Build more than home equity.

Give your cash a purpose. Compare the choices before deciding where the next dollar goes.

Tools keep your inputs in this browser. For tax, investment or legal decisions, include a qualified professional. Your home equity is not a replacement for cash you can readily access.

A REASON TO LOOK CLOSER

Rate alerts, with a plan

A rate alert is a prompt to review your mortgage when market rates reach a target. It is not a rate lock, a personal quote or a promise that refinancing will help.

  1. Tell the team what you want to accomplish.
  2. Discuss a review target that includes costs and timing.
  3. Have the team confirm the alert setup and contact method.
