YOUR MORTGAGE, EXPLAINED
A home-sale cancellation headline needs a date and a denominator
The clip challenges a dramatic reading of a June cancellation statistic and connects the discussion with buyer negotiation.

Compare the same periods
Redfin's July 2025 report put June cancellations at 14.9% of the number of homes entering contract that month, the highest June share in records beginning in 2017. A June record is not an all-month record. A cancellation percentage alone also does not establish either a housing collapse or a healthy market.
Do not assume every cancellation has the same cause
Financing, inspection findings, appraisal issues and personal circumstances can affect whether a transaction closes. More choices may influence negotiations, but a reported cancellation rate does not prove why each buyer stopped or that every local buyer has more bargaining power.
Know the contract before walking away
The recording suggests buyers can leave when a better deal appears. Contract rights and deadlines matter. A valid contingency may permit termination under specified conditions, while leaving outside those protections may risk earnest money or other consequences. Review the actual agreement with your agent or attorney before acting.
Does a national cancellation story tell me I can cancel freely?
No. Your signed contract and applicable law govern your situation, not a market headline.
