YOUR MORTGAGE, EXPLAINED
Ask how a DSCR loan evaluates the rental property
The video introduces financing that focuses on a rental property’s income instead of traditional personal income documentation. Before calling it a shortcut, understand the loan requirements and the property’s real operating budget.

Understand the idea behind the acronym
DSCR means debt service coverage ratio. In the clip, Eric describes using a property’s income potential to evaluate an investment loan. Rate’s published DSCR information similarly describes qualification based on rental income. This is an investment property discussion, not a way to avoid documenting the facts required for an ordinary home purchase.
Ask what the lender actually measures
The recording gives a broad description rather than a full set of underwriting rules. Ask which rent figure will be used, which housing expenses enter the calculation and what documents support the numbers. Also request the current credit, down payment, reserve and property requirements. The ratio alone does not establish that a borrower or property will be approved.
Build a budget beyond the qualifying ratio
Make a separate ownership worksheet for maintenance, vacancy, management, insurance and unexpected repairs. A property that satisfies a loan formula still needs a realistic plan for months when rent is late or an expensive repair occurs. Compare the proposed rate, fees, term and any prepayment conditions with other available financing. The right structure should fit the investment plan, not just make the application sound easier.
Does a DSCR loan mean no documentation?
No. The documentation focus differs, but the lender still reviews the borrower, property and required supporting information.
Does qualifying prove the rental will be profitable?
No. Loan qualification and the investment’s actual cash flow are separate evaluations.
