YOUR MORTGAGE, EXPLAINED
Buying a House Before Selling Your Current Home: What to Plan
Buying a house before selling your current home may be possible, but solve three questions first: where the purchase cash comes from, whether the financing works while you own both homes and how long you can carry overlapping costs. Compare buying first with selling first before selecting a bridge loan, equity line, recast plan or another source of cash.

What to remember
- Solve cash, qualification and overlap.
- Test a delayed sale.
- A recast does not supply purchase cash.
Begin with the timeline, not the product
Write down the expected purchase date, listing date and sale date. Then move the sale date later and lower the expected proceeds. A plan that only works if everything happens on the best possible date needs a second look.
Qualifying for a new mortgage before selling your home
A lender’s review of two properties follows program requirements and any applicable lender conditions. Your household also has to afford the overlap. Do not assume that listing the old home removes its payment from qualification. Contract status and conditions can matter.

Compare the paths by the same questions
For each path, identify cash required before the sale, monthly costs during overlap, fees, payment after the sale and what happens if the sale is delayed. A recast after selling does not by itself supply the money needed to buy first.
| Decision | What to find out |
|---|---|
| Cash before the sale | Which verified source covers closing? |
| Costs while owning both | How long can the budget carry them? |
| Plan after the sale | Which debt is repaid and what payment remains? |
Keep selling first in the comparison
Selling first can make proceeds clearer and reduce overlap, but may require temporary housing or a different purchase timeline. A sale contingency may help connect the transactions where accepted. Review contract choices with your agent and attorney, not a calculator.
Use the visual comparison one path at a time
Start with the path closest to your situation, then compare one alternative. The useful result is the cash and timing tradeoff you can explain in a sentence. Financing availability and terms still require an individual review.
