Buying young or buying a duplex: readiness comes first
Eric describes younger buyers considering homes and small rental properties. The useful takeaway is to learn the ownership math early, without treating one generation’s timing as a rule for everyone.

Start with your own circumstances
Age alone does not show whether a purchase fits. A stable payment, cash buffer and realistic ownership timeline matter more than comparison with friends. An earlier purchase can create opportunities, but also introduces costs and concentrated property risk.
Treat rental income as a business assumption
For a duplex, estimate vacancy, repairs, insurance and management time before assuming another unit will cover the mortgage. Test a period without rent. A projected rent figure is not the same as dependable cash available every month.
Ask what income the loan can use
Mortgage qualification has separate rules. For loans delivered to Fannie Mae, eligible rental income requires documentation and adjustments; the full advertised rent is not automatically qualifying income. Ask the lender to show the calculation for the actual property and program.
Does buying in your twenties guarantee future financial security?
No. Purchase costs, income, rental performance, upkeep and future values all affect the outcome.
