YOUR MORTGAGE, EXPLAINED

Can I change jobs while buying a home?

A job change can affect a mortgage review even if the new pay is higher. Salary, hourly work, commissions and self employment may be evaluated differently. Tell the lender before making the change when possible and ask what documents and timing are needed. Do not assume a preapproval survives unchanged.

Describe the whole change

Explain the start date, pay structure, expected hours and any employment gap. A signed offer and a first paycheck answer different questions. Ask the lender which evidence is needed for the proposed closing date.

Look beyond the headline salary

Moving from salary to commission can change how predictable the income appears. Bonuses or projected overtime may not be usable immediately. Compare the income the lender can document with the amount you expect to earn.

Recheck the household plan

A new commute, benefit cost or waiting period can affect take home cash. Keep enough accessible money for the transition. A higher annual salary does not automatically mean more room in the first month.

Keep the team informed

Let the lender and appropriate closing professionals know about a material change. If timing becomes uncertain, discuss contract deadlines with your real estate professional or attorney. Hiding the change creates a larger problem than asking early.
