YOUR MORTGAGE, EXPLAINED
Why does the lender need to review the condo building?
With a condo, the lender may need to review both you and the project. Building finances, insurance, legal matters and other project characteristics can affect eligibility. Your personal preapproval does not establish that a specific condo can be financed. Start the project review early and budget for dues and possible assessments.

Ask what is being reviewed
Request the project document list and identify who can provide it. The association or management company may need to respond. A delay in obtaining records can affect the transaction even when your personal documents are complete.
Count costs outside the mortgage
Association dues may be paid separately and can change. Ask about approved or proposed assessments and what they cover. An attractive principal and interest payment may leave out a substantial ownership obligation.
Understand the insurance layers
The association’s policy and your unit policy may cover different things. Ask a licensed insurance professional about gaps, deductibles and required coverage. Do not assume the building’s policy covers everything inside your home.
Keep eligibility and comfort separate
A project meeting a program’s requirements does not guarantee that its budget or future costs suit you. Read the available association information with the appropriate professionals before committing.
