Illinois Down Payment Assistance: Questions to Ask About IHDA

Start with the written program terms, not the size of the advertised assistance. Confirm eligibility, availability, fees and whether the help is a grant or a loan. Some assistance has repayment or forgiveness conditions. Compare the full mortgage payment and future obligations with an option that does not use assistance.

Identify who runs the program

Use the official state, local or program source. Confirm the current funding status and whether the lender and property are eligible. A social media advertisement is not proof that money is reserved for you.

Is down payment assistance a grant or a repayable loan?

Ask what happens when you sell, refinance, move out or pay the first mortgage off. Deferred repayment is not the same as forgiven debt. Read the actual note or agreement before deciding that assistance is free.

Compare the whole package

An assistance option may change the first mortgage rate, fees or required education. Compare total cash needed, payment, cash remaining and balances due later. The largest assistance amount does not automatically produce the best result.

Allow time for conditions

Income limits, location rules, approved courses and document requirements may apply. Confirm which household income is counted. Do not build a closing date around an unverified program approval.

Illinois down payment assistance: start with the official IHDA program

For an Illinois purchase, check IHDA’s current Homebuyer Center rather than an old program advertisement. As reviewed October 20, 2026, the center describes IHDAccess Home assistance as a second mortgage, not simply free cash. Repayment can be triggered by a sale, refinance or the end of its term. Review the current borrower, property, income, purchase-price and education requirements with an approved IHDA lender. Ask for the full first-mortgage and assistance terms together; availability and eligibility are not guaranteed.
