YOUR MORTGAGE, EXPLAINED
Five variables to watch without betting your purchase on a rate drop
The December 2024 video outlines five reasons mortgage rates might improve in 2025. Those ideas work best as a checklist of uncertain influences, not a schedule for when financing will become cheaper.

Inflation and Treasury yields
First, ask whether inflation news changes expectations about future purchasing power. Second, watch longer-term Treasury yields as part of the context for mortgage pricing. Eric treats both as possible sources of relief. Neither supplies a guaranteed personal quote, and a forecast for the ten-year Treasury is still a forecast.
Federal Reserve policy and government borrowing
Third, the Fed's short-term policy rate can influence financial conditions without directly setting a thirty-year mortgage rate. Fourth, fiscal policy and borrowing expectations are among the influences investors consider. A proposed spending change does not by itself establish what mortgage rates will do. The timing, economic effects and market response remain uncertain.
The mortgage spread
Fifth, the gap between a Treasury benchmark and mortgage pricing can change. The recording anticipated a narrower gap. That would be one possible source of improvement, but the gap is not a fixed fee or a household discount you can claim. Avoid assuming that a past average must return by a particular date.
Turn observation into a prepared response
Decide what an improved quote would make possible: a lower payment, a different purchase price or simply more breathing room. Also calculate what happens if pricing worsens. Ask the lender to explain points, fees and lock terms when comparing offers. The five variables can help frame questions while your budget and transaction deadlines determine the decision.
Does a Fed cut guarantee a matching mortgage-rate cut?
No. Mortgage pricing responds to longer-term market expectations and other factors, so the changes can differ or move in opposite directions.
Can I wait until all five indicators point the same way?
You can keep reviewing conditions, but agreement does not guarantee a rate outcome. Set a decision process that also reflects your actual move date and finances.
