YOUR MORTGAGE, EXPLAINED

Fixed Rate Mortgage vs. ARM: Compare the Tradeoffs

A fixed rate loan keeps its note rate unchanged under its terms. An adjustable rate mortgage can change after its initial period according to the contract. Compare the initial payment, adjustment rules and a higher payment scenario. Do not choose an ARM solely because you expect to sell or refinance before it changes.

ARM rate adjustments: index, margin and caps

Ask about the initial period, index, margin, adjustment frequency and caps. A cap limits certain changes; it does not mean the payment cannot rise. Have the lender explain the actual note and disclosures in plain language.

Separate rate from full payment

Taxes, insurance and other housing costs can change with either type. A fixed interest rate does not freeze every dollar in the housing budget. Compare the same property cost assumptions.

Test staying longer

Plans change. Ask what the payment could become under the contract if you keep the home and cannot refinance. Compare that payment with your budget, not just with an optimistic future income.

Price the flexibility

A lower initial ARM cost may be useful in some circumstances, while predictability may matter more in others. Compare fees, cash reserves and your ability to handle uncertainty. There is no universal winning loan type.
