How to read a housing-market chart before using it to make an offer

Eric’s June 17, 2025 video questions a national buyers-versus-sellers chart. The useful habit is to read the definitions, method and geography behind the headline. The written explanation below also corrects how the recording characterizes Redfin’s estimate.

Check what the inventory number counts

Redfin’s May 2025 report defined sellers using homes actively for sale at any point during the month. That is not necessarily the same count as homes available on the final day. Pending listings, new construction and the timing of a snapshot can also differ across datasets. Compare definitions before treating different totals as proof that one source is wrong.

An estimate is different from a direct headcount

Redfin disclosed a model combining MLS active listings and pending sales with proprietary buyer search-time data. Its methodology is intended to estimate the wider market, not merely visitors to Redfin’s website. Model assumptions and the representativeness of the inputs deserve scrutiny, but using a model does not by itself make the result fabricated.

Match the geography and the price measure

A national imbalance cannot tell you the negotiating conditions for a particular condo, suburb or price range. Compare local listings, comparable closed sales and time on market. Also distinguish an asking-price reduction from a decline in a home’s market value. A median sale price can change with the mix of homes sold; repeat-sales indexes track another kind of change.

Stress-test the purchase without a forecast

Low inventory does not make falling prices impossible. Demand, financing costs, employment and property-specific conditions can change. Run a flat-value case and a downside case alongside any appreciation assumption. Include selling expenses, the remaining loan balance and a possible earlier move. A purchase should fit your budget without requiring one chart or a confident forecast to be correct.

Does a national buyer’s market mean every buyer has negotiating power?

No. Conditions differ by location, property type and price range. Use evidence for the home you are considering.

Does low inventory guarantee my home will gain value?

No. Include the possibility of little growth or a decline when comparing ownership costs and a future sale.
