YOUR MORTGAGE, EXPLAINED
Mortgage Prepaids vs. Closing Costs: What Are You Paying?
Prepaid items pay certain costs ahead of time or cover a defined period around closing. They are different from the lender’s fee for making the loan. Read the dates and amounts so you understand what each item covers, and distinguish an insurance premium from money collected into escrow for future bills.

Match charges with time periods
Prepaid interest can depend on the closing date and loan details. An insurance premium may cover a future policy period. Ask the closing professional to identify the exact dates rather than assuming these are duplicate fees.
Prepaid insurance vs. your initial escrow deposit
Initial escrow money is held for future covered bills. Paying a premium and funding escrow can both appear in one transaction for different reasons. Ask for the initial analysis if the total is unclear.
Compare offers consistently
A lower estimate of taxes or insurance can make one cash to close number look better without reducing the underlying cost. Align dates and property assumptions before comparing the lender’s price.
Keep the move budget intact
Money due at closing is only part of the transition. Account for amounts already paid and upcoming living costs too. A smaller prepaid interest charge from a later closing date does not by itself make that date best.
