YOUR MORTGAGE, EXPLAINED
Is a no closing cost refinance really free?
Usually the costs are handled through pricing, a lender credit, a larger loan balance or another arrangement rather than disappearing. Ask exactly who pays each charge and what changes in return. Compare the payment, cash needed and balance with a matching offer that does not use the no cost structure.

Locate the credit or added debt
The Loan Estimate should help show lender credits and the new loan amount. Ask whether fees are financed, offset through a higher rate or paid by another party.
Compare the same assumptions
Keep term, loan amount before fees, lock period and property cost estimates consistent. A changing tax estimate can make the cash figure look different without changing the financing price.
Consider your holding period
A higher rate with less cash upfront may fit a shorter expected timeline, but actual outcomes vary. Test staying longer as well as leaving sooner.
Keep the cash distinction
Even with lender charges covered, prepaid items or escrow funding may require money. Request the actual cash to close rather than assuming nothing is due.
