YOUR MORTGAGE, EXPLAINED
Mortgage Prequalification vs. Preapproval: What Is Checked?
The label alone does not tell you how thoroughly a lender reviewed your situation. Ask what documents were checked, whether credit was reviewed, whether underwriting has been involved and what conditions remain. Neither a prequalification nor a preapproval should be treated as a guarantee that a particular purchase will close.

What to remember
- The process matters more than the label.
- Understand the remaining conditions.
- An approval limit is not a spending goal.
What has your mortgage preapproval actually verified?
Lenders use these terms differently. A letter based mainly on information you provided is different from a decision supported by verified documents. The useful question is, “What has actually been reviewed, and what could still change?”

Use a four question checklist
Request a plain language explanation before you rely on the letter for an offer.
- Which income, asset and debt documents have been reviewed?
- Has an underwriter evaluated the file, or is that still ahead?
- What property, appraisal or other conditions remain?
- When does the letter expire, and what changes must I report?
Keep comfort separate from qualification
You can be comfortable shopping below the amount on your letter. Tell the lender your payment target and cash reserve goal. A stronger review process is useful because it helps clarify your position, not because it requires you to spend the maximum.
Do not assume the property is approved
Even when personal finances have been reviewed, the home and transaction may still need additional evaluation. Changes in your employment, debt, assets, documents or purchase terms can matter. Review contract protections with your real estate professional and attorney rather than treating a letter as a reason to waive them.
Start early enough to solve issues
A Discovery Call can identify the next useful step. If you decide to apply, use the secure application path. Do not email sensitive documents or put account details into a public chat. Ask the team which secure system to use.
Does mortgage preapproval mean final approval?
A mortgage preapproval letter is a useful shopping step, not an unconditional promise to fund a purchase. Ask when the letter expires and which assumptions or conditions it contains. Before making an offer, confirm what must still be checked about your finances, the property and the final loan. Keep the payment you are comfortable with separate from the largest amount a lender might consider.
