YOUR MORTGAGE, EXPLAINED

Is a temporary mortgage rate buydown worth it?

A temporary buydown can reduce the borrower’s payment for a limited period under the agreement. It does not erase the later full payment. Compare the note rate, total costs, source of buydown funds and future payment schedule. Your budget should work after the temporary benefit ends without depending on a refinance.

Read every payment stage

Ask for the amount due during each buydown period and afterward, including consistent tax and insurance assumptions. A first year payment is not a complete description of the loan.

Identify who pays for the benefit

Seller or builder funds may have other possible uses, subject to negotiation and program rules. Compare a permitted closing cost credit or price change where available. A subsidized payment still has an economic cost somewhere in the transaction.

Separate it from discount points

Discount points generally relate to permanent pricing under the offered loan terms. A temporary subsidy has a different schedule and purpose. Ask the lender to show the two approaches separately.

Test the final payment today

If the later payment would be unaffordable now, identify what concrete change would make it manageable. A hoped for rate decline is uncertain. Consider a different price or loan structure if the plan depends on it.
