YOUR MORTGAGE, EXPLAINED

Are USDA home loans only for farms?

USDA housing programs are not simply farm loans. Eligibility can depend on the property’s location, the household, income and the specific program. Confirm the address and current program rules through official resources and the lender. Do not assume that a rural mailing address or an online map alone establishes approval.

Start with the exact address

A nearby property may have different eligibility. Use the official program resource for the actual home, then confirm the lender’s review. An eligible area does not mean every property in it meets all requirements.

Clarify whose income counts

Program eligibility and mortgage repayment qualification may use different income concepts. Ask which household members and income sources are considered. Do not rely only on the income you expect to put on the loan application.

Count the complete cash need

Even an option with no required down payment can have closing costs, escrow, prepaid items and program charges. Ask which amounts can be financed or covered by permitted credits and which require your own cash.

Compare with alternatives

Availability, fees, timing and property requirements may make another eligible loan a better fit. Ask for a complete comparison rather than selecting a program solely because of the down payment headline.

Sources and scope

General U.S. education. Program, investor, company, servicer and state requirements vary. Agency references describe their own scope, not universal eligibility. Illustrations are hypothetical, not quotes or approvals.
