YOUR MORTGAGE, EXPLAINED

What a DSCR review does and does not tell a property investor

Eric’s April 2024 video introduces financing that focuses on a rental property’s income rather than using the usual personal income documentation approach. It is an introduction to a lending method, not approval of a specific investment.

Understand the focus of the review

DSCR stands for debt service coverage ratio. Eric explains that some investment property programs consider the property’s rental income in relation to the housing debt payment. Exact definitions and required ratios vary by program. Ask the lender which income figure and which expenses it uses instead of assuming one formula applies to every investment loan.

Do not confuse simpler income documentation with no review

The clip emphasizes avoiding traditional personal income verification, but that does not mean an automatic approval or a review limited to rent. Borrower history, property characteristics and the lender’s requirements can still affect the available terms. Request a current program explanation and a complete list of documents before deciding whether the approach fits.

Run a separate investment budget

Passing a lender’s ratio does not prove that a rental will be profitable. Build your own budget for vacancy, repairs, maintenance and other ownership expenses. Review the financing costs and how much cash you need to keep available if rent is interrupted. The lending test and the investor’s return analysis answer different questions, and both deserve attention before making an offer.

Does a DSCR loan guarantee the property earns a profit?

No. A qualifying ratio is not a complete investment return calculation.

Is personal income documentation always unnecessary?

That depends on the specific program. Ask what the lender requires rather than relying on a broad video description.
