YOUR MORTGAGE, EXPLAINED

What to do when mortgage quotes change during the day

Eric’s April 2025 market update describes a brief rate improvement that quickly reversed. The useful takeaway is a process: keep the quote current, know whether it is locked and connect the decision to your closing timeline.

Treat the recording as a dated example

The clip discusses tariffs, stock and bond market movements, and a competitive spring market in DuPage County. Those comments explain the environment Eric was addressing at the time. They are not today’s inventory report or a reliable forecast of the next rate move. The explanation of money moving between markets is simplified; markets do not follow a guaranteed sequence.

Check the quote and its lock status

Mortgage pricing can change daily and sometimes within a day. When comparing choices, ask when each quote was prepared and whether the rate is locked. A lock generally protects the offered rate for its stated period when application details remain consistent and closing occurs on time. Ask what happens if closing is delayed or the loan details change.

Prepare a decision rule instead of chasing every headline

Tell your advisor the payment and costs that would make a purchase or refinance workable. Ask for an update when available terms meet that target, along with the deadline for acting. That makes a fast market easier to navigate without pretending anyone can identify its exact low point. If the terms do not fit, a dramatic headline is not a reason to stretch the budget.

Can an unlocked mortgage quote change today?

Yes. Confirm the quote time and lock status before relying on it.

Does a brief rate drop mean lower rates will continue?

No. This recording itself describes a reversal. Base a decision on available terms and your needs.
