A QUICK CASH CHECK

Can this one plan get you through the move?

Use this tool when you want to check one proposed plan. It does not compare bridge loan or equity line offers. Enter the expected first mortgage payoff at the sale date, your total current housing cost and any separately confirmed bridge financing.

  1. Before the sale: subtract the next down payment, purchase costs and any bridge fee from cash and entered bridge proceeds.
  2. While you own both: subtract every month of combined housing costs and bridge interest. No income is added in this illustration.
  3. After the sale: add net sale proceeds and repay the bridge principal once.

The reserve shortfall includes the full overlap period. A positive cash balance after selling does not repair a cash shortage before closing. Sale costs are estimates; confirm the actual payoff and settlement amounts.
