REAL ESTATE INVESTING

What would I still pay?

Live in one part and rent another. See what rent might cover and what comes from your budget.

Start with the basics.

Enter only rent from the part you rent out. Do not include rent for the space where you live.

Adjust costs, vacancy and cash needed

All of these example costs are included below. Replace them with property estimates. Zero mortgage insurance is not proof it is unnecessary.

YOUR MONTHLY PICTURE

What you cover each month$1,770

After the rent allowance, loan payment, property bills and repair budget.

Scheduled rent$1,800
Less vacancy and missed payments$90
Rent available for bills$1,710
Mortgage principal and interest$2,275
Taxes, insurance, HOA and mortgage insurance$880
Utilities, repairs and management$325
All monthly costs$3,480
Cash to plan for upfront$63,000

Down payment + closing costs + initial repairs + the reserve you keep. The reserve is still your cash, not a purchase fee.

Compared with your entered rent of $2,000, your modeled monthly housing outlay is $230 lower. This is a monthly budget comparison, not a full rent versus buy return calculation.

What if rent disappoints?

With rents 10% lower and one additional month of vacancy each year, your monthly cost after rent would be $2,076. Other fixed costs and repair budgets stay the same. A negative cost means modeled rent exceeds the included costs.

With no rent at all, plan to cover $3,480 per month before unusual expenses.

Full occupancy rent needed to cover modeled costs after the entered vacancy and management allowances: $3,664 per month. This is not a lender qualifying calculation.

How this calculator works

Rent collected = scheduled rent × (1 − vacancy allowance). Management = collected rent × management percentage. Cash flow = collected rent − mortgage principal and interest − taxes − insurance − HOA − mortgage insurance − utilities − repair budget − management. Your house hacking share is the opposite of cash flow.

The loan uses a fixed rate and standard monthly amortization. Costs, rent and rates stay constant. This is a monthly snapshot, not a forecast. Reserves for repairs are budgeted even when not spent. No tax deductions, appreciation, sale costs or future refinancing are modeled. Down payment examples do not establish program eligibility or minimum requirements.
