YOUR MORTGAGE, EXPLAINED

A credit score threshold is not the whole mortgage decision

Eric encourages buyers to review their credit rather than assume a single number settles eligibility. The June 2025 examples should be checked against today’s program rules and the lender’s requirements.

Ask which underwriting rules apply

The video’s conventional 620 shorthand is not a universal current rule. Fannie Mae’s published guidance does not require a minimum credit score for Desktop Underwriter casefiles, which are assessed using broader risk factors. Manual underwriting and other programs have separate requirements; this does not guarantee approval with a low score.

Use a consultation to define the next action

Ask which credit information the lender is using and whether errors need correction. Review income, debt payments and available funds alongside the score. FHA options also depend on program and lender criteria, including down payment. A plan should specify what to address without promising a particular score increase or approval date.

Does meeting a published minimum guarantee a mortgage?

No. Credit is only part of the review, and the borrower, property and transaction must satisfy all applicable requirements.
