YOUR MORTGAGE, EXPLAINED
A low appraisal calls for evidence and a clear options review
Day 22 of Eric’s 2023 series discusses what can happen when an appraisal is below the contract price. The important distinction is between correcting an inaccurate valuation and simply asking for a higher number.

Review the report before reacting
Request the appraisal and review it with your lender and agent. If you believe there are factual errors, missing information or unsuitable comparable properties, ask about the lender’s reconsideration of value process. A request should identify specific evidence. Disagreeing with the result alone does not establish that the appraiser made a mistake or guarantee a revised value.
Ask which process applies to your loan
The recording discusses conventional, FHA and VA procedures. Program rules and appraisal validity periods should be confirmed using current requirements rather than relying on a 2023 summary. VA has a Tidewater process that allows supporting sales information before a low value is finalized. Your lender should explain which review opportunity applies and the deadline for responding.
Discuss the contract and financing together
If the value remains lower, ask how the price, cash contribution and loan terms would need to change. A price renegotiation may be worth discussing with the seller. Your ability to cancel or recover earnest money depends on the contract, so involve your agent and attorney when needed. Do not assume ordering another appraisal is a way to shop for a preferred result.
Will reconsideration automatically raise the value?
No. It is a review of supported concerns about accuracy, not a guarantee.
Should I use the video’s appraisal expiration rules today?
Ask the lender for the current rules for your loan program and appraisal instead.
