YOUR MORTGAGE, EXPLAINED
Is a home appraisal the same as an inspection?
No. An appraisal primarily addresses value for the lending decision, while an inspection examines the home’s condition within the inspector’s scope. Neither should be treated as a guarantee that every issue has been found. Understand what each professional is reviewing and discuss contract protections with your real estate professional or attorney.

Give each report a job
A value conclusion helps the lender assess the collateral. An inspection can identify condition concerns that affect your decision and budget. A home can appraise at the price and still have issues you need to understand.
Check the scope
Ask what the inspection includes and whether specialized evaluations are recommended. The appraisal may also identify conditions that require attention for the loan. Do not assume one report replaces the other.
Keep room in the budget
A concern that does not block financing may still require cash after purchase. Revisit the money left after closing when you receive new information. A comfortable payment alone does not cover a major unexpected expense.
Use the contract process
Discuss requests, deadlines and available choices with the professionals advising you on the contract. Do not waive a protection because a calculator works or because someone expects the appraisal to be fine.
