YOUR MORTGAGE, EXPLAINED

Ask what down payment assistance requires before counting on it

Eric’s July 2024 Short encourages buyers to ask about assistance rather than assume limited savings rules out a purchase. The next step is understanding the actual terms of any program offered.

Start with the offer you can verify

The clip cites national program counts, a survey and the team’s assistance volume at the time. It does not provide the underlying records for those figures, so they are not treated here as current facts. The useful point is narrower: assistance exists in different forms, and a buyer should ask what is available for the intended home and household.

Distinguish a grant from a loan

Do not assume every assistance dollar is free or permanently forgiven. IHDA’s active program directory includes different structures, including deferred, forgivable and repayable assistance. Ask when repayment could be triggered, whether there is a separate monthly payment and what happens after a sale or refinance. Read the terms alongside the first mortgage offer.

Compare the complete purchase plan

Find out how assistance changes your required cash, payment and remaining savings. Also ask about eligibility, education requirements and whether funding has actually been reserved. A program that helps with upfront costs may be useful, but it does not establish that this is the best time for every first time buyer. Have Eric explain the choices in plain language before building an offer around them.

Is down payment assistance always a grant?

No. Some assistance must be repaid or has conditions for forgiveness.

Does this older video guarantee funding today?

No. Current program rules and funding availability need to be checked for your application.
