YOUR MORTGAGE, EXPLAINED
Ask which listing sources your home search includes
The conversation explains that public search portals may not display every listing available through other channels at the same time. An agent can help explain the local listing system and which opportunities can legitimately be shared.

Understand the listing status
Ask whether a property is publicly marketed, available through an MLS with limited advertising, or discussed as a possible upcoming listing. Seller instructions and local rules affect how information is shared. Access and terminology vary, so a claim about a private network should not be treated as a universal promise that every agent can reveal every home.
Keep the same standards for an early opportunity
Confirm that the information is current and the seller is ready to consider offers. Review the price, financing, condition and contract protections as carefully as for a public listing. An early introduction can expand the conversation, but exclusivity does not prove a home is a bargain or remove the need for due diligence.
Should I stop using public property websites?
No. They can remain useful alongside an agent's search and explanations. Ask what each source includes and how quickly its information updates.
