YOUR MORTGAGE, EXPLAINED

Ask who represents your interests when buying new construction

Eric recommends having guidance when purchasing from a builder. The useful question is which professionals will help you understand the contract, financing choices and property issues, and what each person is responsible for.

Clarify representation and the agreement early

Ask who the sales representative works for and what an independent buyer's agent would provide. Review compensation and any representation agreement before relying on assumptions. Have the builder's contract explained, including deposits, change orders, deadlines and conditions for returning money. An agent's assistance does not replace legal advice about a contract when that is needed.

Plan the reviews before the final walkthrough

Ask how construction updates, inspections and unresolved items will be handled. Identify who attends the walkthrough and how concerns are documented. Compare financing even if the builder recommends a lender, including any incentive conditions and the complete cost of the loan. Professional help can improve understanding without guaranteeing a problem-free purchase.

Does a builder recommendation settle which lender or adviser I should choose?

No. Ask about the relationship, compare the terms and understand the services you will receive before deciding.
