YOUR MORTGAGE, EXPLAINED
Can bonuses or overtime help me qualify for a mortgage?
They may, but receiving extra pay does not mean all of it can be counted immediately. The lender reviews the type of income, its history and expected continuation under the applicable program. Build your personal budget around dependable cash and treat uncertain extra earnings carefully when choosing a payment.

Show a pattern
Provide the requested pay and employment records through the secure application process. A single large bonus does not explain whether the amount is likely to repeat. Ask how the lender calculated the monthly income it plans to use.
Watch for a change in direction
Lower overtime, a different employer or a changed bonus plan can matter even if past income was strong. Explain recent changes rather than presenting only the best year. The lender may need additional information.
Separate qualification from comfort
Suppose a base paycheck covers ordinary bills but the proposed housing payment needs frequent overtime. Consider what happens when hours fall. A less expensive home or a larger cash reserve may make the plan easier to live with.
Avoid spending anticipated money twice
A hoped for bonus cannot simultaneously fund closing, replenish savings and cover future payments. Assign each expected dollar a purpose only after considering whether and when it will be available.
