Compare a smaller down payment and its costs

Ask for an eligible lower-down-payment option alongside the proposed retirement withdrawal. Include mortgage insurance, total payment, closing costs and cash remaining. Review available assistance and its repayment conditions too. A smaller down payment is an option to evaluate, not a promise that a particular program fits your file.

Confirm which retirement transaction you mean

A plan loan and a hardship distribution are different. IRS guidance explains that plans need not offer hardship withdrawals, and an allowed withdrawal may still create income tax and an additional early-distribution tax. Ask the plan administrator and tax adviser about your specific account, amount and circumstances before initiating anything. Also consider the retirement funds and potential future growth you would give up.

Does buying a home automatically make a 401(k) withdrawal tax-free?

No. Permission to take a distribution does not establish tax-free or penalty-free treatment. Confirm both plan rules and tax consequences first.

Sources and scope

The short advocates reviewing options, not a blanket ban on using retirement funds. Tax treatment and plan access depend on the actual transaction.
