YOUR MORTGAGE, EXPLAINED

Check the effect of a car payment before changing your home budget

A vehicle payment can affect both mortgage qualification and the money left in your monthly budget. Eric’s October 2023 clip recommends reviewing that obligation before taking on a new car loan or choosing a home price.

Start with your actual auto loan

The recording uses a historical average car payment to illustrate the issue. Your own balance, required payment and remaining term are more useful than that average. Bring the current statement to the mortgage conversation and ask how the obligation is being treated. Lenders evaluate debts as part of qualification, while your personal budget also needs room for transportation and other recurring expenses.

Do not confuse freed cash flow with free money

Paying off an auto loan can remove a required monthly payment, but it also uses cash. Selling a vehicle may involve replacement transportation costs or a payoff that exceeds the sale price. The payment totals in the video are not automatic savings because the debt still has to be resolved. Compare the cost of each option and the money left for the home purchase.

Recalculate before increasing the purchase price

The video suggests a large buying power increase after removing the payment. That amount depends on income, loan rules, rates and property costs, so it should not be treated as a fixed conversion. Ask for a side by side comparison before making a change. You may choose to preserve a comfortable price range and use the extra monthly room for reserves instead of borrowing the maximum available.

Does paying off my car guarantee another $100,000 of buying power?

No. The effect must be calculated using your full application and proposed housing costs.

Should I avoid a new car loan while preparing to buy?

Discuss it with your lender first so you understand its effect on qualification, cash and monthly commitments.
