YOUR MORTGAGE, EXPLAINED
What should I check on my Closing Disclosure?
Compare the Closing Disclosure with the loan and transaction you agreed to. Check the loan amount, rate, payment, costs, credits and cash to close, then ask about changes you do not understand. Read it before signing day so there is time to resolve questions with the lender and closing professional.

Confirm the core loan
Review the borrower and property information, loan type, term, interest rate and any unusual payment features. A familiar monthly number is not enough if the underlying terms changed.
Follow the cash
Match earnest money and other credits to your records. Separate lender charges, outside services, prepaid items and escrow. Confirm which amounts were already paid so you do not count them twice in your budget.
Ask about differences
Some estimates can change and some changes have specific disclosure rules. Request an explanation tied to the actual line item. Do not assume every increase is wrong or that every fee is fixed.
Verify the transfer independently
Confirm the final payment method and instructions using a known trusted contact. An email with a changed bank account should trigger independent verification. Keep account details out of ordinary public messages.
