YOUR MORTGAGE, EXPLAINED
Compare condos, townhouses and houses by the complete monthly cost
Eric points out that a lower listing price does not always produce a lower household payment. Association charges and other property expenses can change the comparison among homes that initially seem to occupy different price ranges.

Build a separate estimate for each property
Include principal, interest, taxes, insurance, mortgage insurance if applicable and association dues. Ask which services the dues cover and which expenses remain yours. Compare maintenance responsibilities too. The property label alone does not establish its financial or ownership arrangement; review the actual documents.
Look beyond today's association fee
Ask about the budget, reserves, planned work and any special assessments. Dues can change, so consider the effect of an increase on your monthly comfort level. A building's condition and finances can also matter to the lending review. Compare these facts with the costs you would manage directly at another property.
Does a house automatically cost more each month than a condo?
No. The purchase price is only one input. Compare actual financing and property expenses, including what each fee covers, before deciding.
