Put the complete debt plan side by side
Start with the mortgage and other debts, then compare required payments, fees, balances and payoff dates under each option. Keeping the first mortgage preserves its terms, but a HELOC adds another obligation and typically has a variable rate. A cash out refinance replaces the first loan, changing the terms on its full balance.
Test the extra-payment idea separately
Eric also models directing payment relief toward principal. Ask for a complete repayment schedule showing every remaining loan and the assumed extra payments. A faster first-mortgage payoff does not prove that all borrowing costs fall. Consolidating unsecured debt into borrowing against your home also puts the home at risk if you cannot repay, so compare alternatives and address the spending that created the balances.
Is the lowest combined monthly payment automatically best?
No. It can reflect longer repayment, variable rates or increased secured debt. Compare affordability, total cost and the risks together.
Sources and scope
The recording’s savings and payoff figures depend on a borrower scenario whose full loan assumptions are not available in the captions. They are not reproduced as verified results.
