Compare the seller concession with the payment it creates

Eric’s August 17, 2025 market video moves from headlines to a practical negotiation question: should a buyer ask for a lower price or help with financing costs? Compare what each option changes over the full period you expect to own the loan.

Start with the property and the offer

Have your agent use relevant comparable sales, condition and current competing listings to support the proposed price and terms. A national sentiment survey or concession percentage does not establish what one seller will accept. A prepared financing file helps the process, but it does not guarantee the contract or closing.

Put the lower price and credit side by side

A price reduction changes the purchase price and may lower the amount borrowed. A seller credit can cover eligible transaction costs within the program’s rules. Ask for cash to close, the loan amount, monthly payment and cash remaining under each version. Under Fannie Mae’s rules, ordinary seller contributions cannot fund the required down payment or reserves.

Distinguish temporary relief from a lower note rate

Permanent discount points purchase an offered lower interest rate at an upfront cost. A temporary buydown uses funded subsidies for part of the early payments; it does not change the mortgage note. A 2-1 plan commonly steps through two years of assistance before the full scheduled payment. Compare all years, not just the lowest first-year number.

Make the later payment work today

For Fannie Mae temporary buydowns, qualification is based on the note rate without the reduced buydown payment. Your own budget should also handle the full payment. The recording’s $10,000 examples are not fixed savings rules. Obtain a current cost calculation and ask what happens to unused buydown funds if the loan is paid off early. Future refinancing and appreciation are uncertain.

Is a temporary buydown the same as an adjustable rate mortgage?

No. A temporary subsidy and a loan whose contractual rate can adjust are different features. Review the actual note and payment schedule.

Does the same $10,000 credit always produce the same savings?

No. The loan amount, pricing, eligible costs and buydown structure determine what it can accomplish.
