YOUR MORTGAGE, EXPLAINED
Do I get my escrow money back when I sell my home?
After the old loan is paid off, the servicer generally accounts for the remaining escrow funds under applicable rules. The amount and timing depend on final activity. Ask for its process rather than treating the current online balance as guaranteed sale proceeds available at closing.

Separate two settlements
The home sale closing and the old loan’s escrow reconciliation are related but distinct. Sale proceeds should use the official payoff and closing costs. An expected later refund should be tracked separately.
Check bills near closing
A tax or insurance payment may be scheduled around the payoff date. Ask who is paying it and how any duplication will be handled. Final escrow funds may differ from the earlier balance.
Confirm your delivery details
Keep a current mailing address or other approved refund destination with the servicer. Use verified channels when changing account information. Save the final statement and confirmation.
Avoid spending it early
If the money is needed for the next purchase, verify when it will actually be available. A refund arriving later cannot fund an earlier down payment without another cash source.
