YOUR MORTGAGE, EXPLAINED
Should I choose a 15 year or 30 year mortgage?
A shorter term usually requires faster repayment and a larger principal and interest payment for the same balance and rate. A longer term can provide more monthly flexibility but may cost more interest over time. Compare actual offers and keep taxes, insurance, cash reserves and other goals in the picture.

Start with a payment you can sustain
A shorter loan is useful only if the required payment fits during ordinary and difficult months. Include income changes and other obligations. A low projected interest total cannot cover a monthly cash shortfall.
Compare matching assumptions
Different terms may have different offered rates and fees. Use the real quotes rather than assuming the same rate. Compare cash to close, required payment and balances remaining after the same number of years.
Consider flexibility thoughtfully
A longer loan with voluntary principal payments can provide flexibility, subject to the loan’s terms. Extra payments require discipline and do not normally lower the required monthly amount without another process. Check for any prepayment terms.
Keep the decision broad
Paying a mortgage faster while building expensive card debt may undermine the plan. Preserve a reasonable accessible reserve and consider other goals before making a larger required payment permanent.
