YOUR MORTGAGE, EXPLAINED

Can I open a HELOC on the home I plan to sell?

Possibly, but eligibility and restrictions depend on the lender, property and timing. Tell the lender that you intend to sell and confirm whether a listed or soon to be listed home qualifies. Do not assume an approved line will remain available for the new purchase without checking the actual agreement.

Explain the intended use

State how much you need, when you need it and when the old home may sell. A line approved for one situation is not necessarily suitable for a changed plan. Accurate disclosure matters.

Budget the added payment

Keep the existing first mortgage in the comparison and add the HELOC obligation. A variable rate can change the cost. The draw period payment does not describe every later payment under the agreement.

Check early payoff terms

Ask about closing costs, minimum draws, annual charges and any early closure fee. A short borrowing period can make upfront charges significant relative to the benefit.

Confirm the exit

Sale proceeds generally need to satisfy secured liens through the closing process. Subtract the HELOC payoff before treating remaining equity as money for a new loan reduction.
