YOUR MORTGAGE, EXPLAINED

What should I do before my HELOC draw period ends?

Find the end date and the repayment terms now. The ability to borrow may stop, and the required payment may increase when principal repayment begins or other contract terms apply. Ask for the expected payment schedule and compare paying down, restructuring or keeping the line’s repayment plan before the deadline approaches.

Get the actual balance and terms

Use the current statement and agreement. Ask whether the balance amortizes, a balloon is due or another structure applies. A generic HELOC calculator may not match the note.

Request a payment estimate

Include both principal repayment and possible rate changes. The current interest only amount is not an adequate budget for the next stage.

Review options early

New financing would require its own approval, property value and costs. Do not assume a lender will simply renew the draw period. A direct payoff plan may reduce dependence on that uncertainty.

Keep the first mortgage in view

Replacing a favorable first loan just to handle a smaller HELOC balance can be costly. Compare the combined debts under each option and include no replacement as a baseline.
