YOUR MORTGAGE, EXPLAINED
Does an unused HELOC cost anything?
It can. Depending on the agreement, an unused line may have opening, annual, inactivity or closure charges even when no interest is owed on a drawn balance. Read the fee schedule and ask about minimum draws. Available credit also has conditions, so it should not be treated as guaranteed emergency cash.

Check the definition of unused
A required initial draw can create interest even if you did not intend to borrow. Ask whether the offer requires a balance for promotional pricing or other benefits.
Read recurring charges
Identify annual fees and any conditions for waiving them. A low advertised interest rate says little about costs when the line is not actively used.
Understand closing the line
Ask whether early closure triggers a charge or repayment of waived costs. This matters if you may sell or refinance soon.
Keep the purpose clear
If the line does not serve a defined need, compare keeping accessible savings instead. A credit limit is borrowing capacity under conditions, not additional net worth.
