YOUR MORTGAGE, EXPLAINED

How much could my HELOC payment rise if rates increase?

The change depends on the balance, rate formula and required payment structure. A variable rate HELOC can become more expensive even without new borrowing. Review the index, margin, caps and repayment stage, then test higher rates. Do not assume the first quoted payment stays in place for the life of the line.

Know the formula

Ask how the rate is set, how often it can change and whether an introductory rate applies. A cap may limit certain changes without making the payment fixed.

Use a simple draw illustration

On a hypothetical $40,000 balance with interest only payments, eight percent annual interest is about $266.67 a month; ten percent is about $333.33. Actual daily interest and payment rules can differ.

Add principal repayment

When principal repayment is required, the payment can increase beyond a rate only change. Compare the full schedule instead of using an interest only calculation for every year.

Check the household total

Keep the existing mortgage and other obligations in the stress test. A manageable HELOC payment by itself may still strain the combined budget.
