YOUR MORTGAGE, EXPLAINED
Help your child buy by solving the right problem first
A larger down payment is only one form of family help. Eric’s video starts with a better question: is the obstacle cash for closing, a monthly debt payment, qualifying income or time to save? Review that gap before anyone transfers money.

Compare a gift with paying down a debt
The recording contrasts a $30,000 down payment gift with paying off an $18,000 car loan carrying a $450 monthly payment. Those are illustrations, not a promise of increased buying power. Ask the lender to calculate both versions using the actual loan rules. Paying a debt may improve the monthly budget, while more down payment may reduce the new mortgage. Keep closing funds and emergency savings in both comparisons.
Document what the money really is
A true gift has no repayment expectation. Under Fannie Mae’s gift rules, an eligible donor’s signed letter and records of funds and transfer are required. If the arrangement is a family loan or shared ownership, disclose it and obtain suitable legal and tax guidance. Do not label repayable money as a gift. For 2026, the federal annual gift exclusion is $19,000 per recipient, but larger gifts can create filing requirements without necessarily creating immediate gift tax.
Understand what signing the loan means
A nonoccupant borrower may help a qualified transaction, but takes on repayment responsibility. Under Fannie Mae’s automated underwriting framework, that borrower’s income, assets, debts and credit are considered. Agree on who pays, how repairs are funded and what happens if plans change. A future refinance to remove a parent is a possibility, not an assured exit.
Protect the parent’s plan as well
Living at home with a savings deadline is another option: saving $1,500 monthly for 24 months adds up to $36,000 before interest. Compare that route with borrowing against a parent’s home or selling investments. Review retirement needs, taxes and access to cash first. Special occupancy rules may help certain family situations, but a college condo or family purchase needs its own eligibility review.
Should parents send the money before preapproval?
Ask the lender to identify the shortfall and documentation first. Then follow the agreed transfer process.
Can the parent simply stop being responsible later?
No. A family agreement does not release a borrower from the mortgage. Ask what a lender-approved release or refinance would require.
