YOUR MORTGAGE, EXPLAINED

Helping a parent buy a home requires a specific occupancy review

Despite the investment wording in the upload title, the spoken video is about providing housing for parents. Certain conventional occupancy provisions may apply, but this is not a general way to buy any rental property with a small down payment.

Identify the family housing situation

Fannie Mae describes circumstances where a child providing housing for a parent can be treated as an owner occupant even when the child will not live there. The parent must be unable to work or lack sufficient income to qualify independently. A lender must evaluate the actual facts. Occasional visits or simply calling a property a family home do not establish eligibility.

Ask for the full underwriting requirements

The clip emphasizes a written explanation and a low down payment. A statement alone does not replace credit, income, asset and property review. Ask which program applies, what documentation is needed and how existing obligations affect qualification. Down payment and other terms depend on the complete transaction, so the old headline should not be treated as a current universal offer.

Plan the family commitment clearly

Discuss who will occupy the home, who is legally responsible for the mortgage and how ongoing expenses will be handled. Keep occupancy representations accurate throughout the application. A conversation with the appropriate legal or tax professional may help address ownership arrangements. The useful starting point is the family’s real housing need, followed by a financing review tailored to that need.

Can this be used for any investment property?

No. The discussion concerns a specific family housing circumstance, not a general rental-property exception.

Is a letter enough to qualify?

No. The lender must verify that the occupancy provision and all other loan requirements are satisfied.
