YOUR MORTGAGE, EXPLAINED
Are HOA dues included in my mortgage payment?
Association dues are often paid separately from the mortgage, even when the lender includes them in the housing cost used for qualification. Verify the actual payment arrangement with the association and lender. A mortgage statement without HOA dues does not mean those dues are optional or already covered.

List each payee
Write down what goes to the servicer, association, insurer and tax authority. A clear list prevents both missed bills and double counting. Use the actual property documents, not just a listing estimate.
Ask about special assessments
Regular dues may not include an additional assessment. Confirm approved amounts, due dates and responsibility under the purchase contract. Proposed changes also deserve discussion with the appropriate professionals.
Check automatic payments separately
Mortgage autopay will not necessarily pay the association. Set up and verify each authorized payment on its own. Keep a reminder when annual dues or other irregular charges come due.
Compare the whole monthly cost
When comparing homes, include consistent dues and other ownership assumptions. A lower sale price can still produce a larger monthly obligation if association costs are higher.
