Understand what AMI does
The video introduces area median income, often shortened to AMI, as part of the affordability conversation. It is not a personal credit score or an amount of money automatically available to you. Programs may compare qualifying income with a percentage of the benchmark for the property’s location. That is one eligibility test within a larger set of requirements.
Ask about the actual program rules
For example, Fannie Mae’s HomeReady program uses an income limit tied to area median income. Other programs can have different thresholds, definitions and conditions. Ask which income is counted, what location is used and which year’s limit applies. Do not assume that qualifying for one program means you qualify for every grant or assistance option mentioned online.
Compare the complete offer
If an option reduces upfront cash, ask whether it involves a grant, a repayable loan, deferred repayment or restrictions that matter later. Confirm availability, required education and the full mortgage costs. The original clip encourages exploring possibilities. The useful next step is a written comparison showing what assistance would actually change for your payment, closing cash and future obligations.
Does meeting an AMI limit guarantee assistance?
No. Programs have additional rules and may have funding or availability limits.
Are all assistance funds free grants?
No. Some forms of assistance involve repayment or other conditions, which need to be reviewed before accepting them.
