YOUR MORTGAGE, EXPLAINED
How to read an old mortgage rate forecast without relying on it
Eric’s December 2024 video discussed conditions that might bring mortgage rates lower in 2025. Its useful lesson today is how to distinguish a conditional forecast from a plan that can survive a different outcome.

Identify the assumptions
The recording discusses inflation, Treasury yields, the federal budget deficit and the difference between mortgage rates and Treasury yields. It describes a possible future, not an actual rate offer. The specific projected rates and timing belonged to late 2024. They should not be carried into a current purchase budget.
Understand why a forecast can miss
Mortgage rates are influenced by longer term markets and expectations, not directly set by a Federal Reserve announcement. A Treasury yield can move without mortgage pricing moving by exactly the same amount. The difference between them changes too. This means that one improving economic measure does not guarantee the outcome a forecast describes.
Prepare without needing the prediction
Eric closes by acknowledging that markets are unpredictable and emphasizing preparation. That is the durable part of the message. Decide what payment works at terms available now, what improvement would justify a new review and what you would do if rates stay higher. An adjustable rate mortgage also needs its own explanation of future adjustments; a forecast alone is not a reason to choose it.
Is the projected 2025 rate a current quote?
No. It was a conditional forecast made in December 2024.
Does a Fed cut lower mortgage rates automatically?
No. Mortgage pricing reflects longer term financial markets and can move differently from the Fed’s policy rate.
