Illinois SmartBuy video: an important program closure update

Eric’s December 2024 video introduced an Illinois program that combined homebuying assistance with student loan relief. The official IHDA page now states that SmartBuy closed on February 24, 2025.

SmartBuy is not presented here as a currently available offer. IHDA retains its program page and explanatory materials for historical reference. The original clip promoted a limited funding opportunity. Its urgency and eligibility discussion belong to that earlier opening, rather than to an application someone could submit today.

Correct the captioned assistance amount

The automatic captions render the down payment assistance as $55,000. IHDA describes the historical offer as $5,000 toward down payment or closing costs, along with up to $40,000 of student loan assistance. The larger captioned down payment amount should not be relied on. The original assistance also carried detailed conditions, including repayment and occupancy requirements.

Ask about currently active choices

If student loan payments or limited savings are delaying your purchase, start with a current review instead of assuming an old promotion is open. Ask which programs are active, whether funds remain, how your student loan payment is treated and what obligations come with assistance. Request written program terms before planning a purchase around a benefit. The historical video can prompt good questions, but it does not establish today’s eligibility or funding.

Can I apply for the SmartBuy offer in this video now?

IHDA’s official page says the program closed February 24, 2025. Check its active Homebuyer Center programs instead.

Was the historical down payment assistance $55,000?

No. The official program information describes $5,000; the larger amount is an automatic caption error.
