YOUR MORTGAGE, EXPLAINED
What should I review when my homeowners insurance renews?
Check the premium, coverage limits, deductibles, exclusions and any changed terms with a licensed insurance professional. Confirm the property and mortgage company information too. A renewal is a useful time to update your ownership budget, but do not reduce protection solely to keep the escrow payment unchanged.

Compare with last year
Identify what changed rather than looking only at the final premium. A higher rebuilding estimate or different deductible can alter the policy as well as the price. Ask for a plain language explanation.
Update important facts
Tell the insurer about relevant occupancy or use changes and other information it requests. Accurate information helps the policy match the actual risk. Do not assume the lender supplies all updates for you.
Confirm premium payment
If escrow pays the bill, check that the servicer has the correct renewal details. If you pay directly, calendar the due date and verify receipt. Avoid a lapse caused by an assumption about who pays.
Recheck accessible cash
Make sure you can handle the deductible and other uncovered costs. Keep that reserve separate from money already assigned to taxes, closing or debt payoff.
